Know What You Want and Need in a House

You may already have an idea of what you want in a house, you may even have 20% of the deposit saved up and be ready to look for a house. However, before you head out and start looking at staged homes that are beautiful, you need to know what to do so that you don´t get carried away and end up choosing a home that isn´t the right fit for you. It can be quite easy to end up buying a home because you fell in love with it but not because it has what you need and wanted. Due to the excitement of the moment, it is necessary that you have a plan and checklist before you look at a home so that you can look at the homes in a more objective manner.

Things You Need to Consider Before You Go Look at the Houses That Are for Sale

  • Consider the price. The first thing you should consider is your budget. You should have an idea of what price on a home you can afford. Let´s say you have $90,000 dollars saved up for the deposit of your home that is 20% of $450,000.  However, you still need to consider how much the mortgage company will lend you and based on that looked for a home. Aim to spend less than what the mortgage lends you. That means that you should start looking at homes that are below that price, ideally around $300,000 and $400,000 dollars. It's always best to start out looking at homes whose cost is lower than your budget than over your budget. That way you give yourself the chance to decide if maybe less is more, or you may be surprised to find something that matches your expectations at a lower cost than you expected. Also, consider having an emergency fund for any repairs or other costs that need to be taken care of and additional expenses that you may not have considered.
  • Have your investment protected. As you know, buying a home is not exactly a small investment, it can be quite a big sum. The most important thing is to protect that investment from potential problems that may snatch it away from you.   • Know what you need. You need to make a list of your absolute needs in a home. Consider both your individual needs and those of your family or partner or whoever you are moving into the home with. Do you need to be closer to your job? Does your family need to have at least 3  bedrooms? Do you need to have a home without stairs for your mother who will be living with you? Write down everything you need your home to have or not have. Then make a list, from most essential to the least crucial need. Make sure you consider all aspects of your home, including the location, the structure, space, etc.
  • List what you want. The next list you need to make is one with the things you want or would like to have in your home. Maybe you really want a house with a large driveway or one with a pool. Maybe you are looking for a very spacious bathroom in your room or you could care less about the bathroom but want to make sure the kitchen is renovated. Make a list of those things that you really want and list your top priorities and then the things that would be nice to have but that would only be a plus.
  • Take Your Checklist With You
