  • Encumbrances. Deed restrictions, liens, and even easements or other claims are encumbrances,  once an encumbrance is placed on the property it can greatly reduce its value, and the ability to sell it. Encumbrances can cause an impact on the transaction of the property but it does not necessarily cause the property to become nontransferable. Encumbrances tend to affect the value, but not the immediate possession of the property.
